TOPOGRAPHIC
A topographic survey, also known as a topo survey, is a detailed, scaled map of a property that shows its natural and man-made features, their locations, sizes, and elevations. It also shows any changes in elevation and the contours throughout the property. Topographic surveys are often used in urban development, environmental conservation, and infrastructure design.
ALTA / ACSM
An ALTA/ACSM survey, formerly known as an ALTA NSPS survey, is a boundary survey that meets the minimum standards set by the American Land Title Association (ALTA) and the American Congress on Surveying and Mapping (ACSM). It's a comprehensive land title survey that's often required by lenders and title companies before closing on commercial properties. The survey provides a detailed view of the property and is used to help all parties involved in a commercial real estate transaction.
Lot Split / Boundary
A lot split boundary survey is a process that involves dividing an existing lot into two or more new lots, and includes a boundary survey of the property. The survey is based on legal descriptions, such as a current deed, provided by the client for residential, commercial, or industrial property.
